#135: Looking for Cash Flow? Why Pueblo Offers Investors Solid Returns in a Tight Economy

June 14, 2023

As prices continue to rise across the Front Range, many real estate investors are getting priced out of big areas like Denver and Colorado Springs.  Luckily, Pueblo, located just south of Colorado Springs, is a great option for investors who want solid returns on cheaper properties.  We’ve covered Pueblo a lot over the years and on paper, it’s a solid bet.  But what is it really like to invest there?

To find out, we sat down with 3 Denver-based investors who own properties in Pueblo: Lauren, Bryan, and Kyle.  We wanted to know what their experience has been like, and if they would invest there again.  Our conversation covered why they bought in Pueblo, their experience with property management companies, and what their returns look like.  Check out the podcast to hear their answers, and why all of them are happy with their decision to invest in this growing area.

In This Episode We Covered
  • Their reasons for investing in Pueblo: proximity to Denver, lower price points that also mean lower risk, and solid returns at a price point that isn’t attainable in Denver.
  • Why it’s so important to go down to Pueblo and check it out yourself. We’ve found that it gets an unfair bad rap, but our investors say they love the area and the neighborhoods their properties are in.
  • The property management experience in Pueblo. All of our clients use different companies and all of them are happy with the results.
  • Turnover and vacancy—of the properties that are up and running, they have yet to have any turnover.  We think Pueblo is a place people want to stay longer, which makes it great for landlords.
  • Major Capex Experience: Bryan found out his property needs a lot of work and is considering turning his property into a BRRRR.  Kyle and Lauren got their big issues out of the way prior to tenants moving in.
  • Overall returns—of the properties being rented out, all of them are cash flowing!
