BSFF Podcast 158 – Bottom Dollar Does Not Work - BuySellFixFlip.com : Real Estate Investing Simplified

November 24, 2015

In today’s podcast we will continue with some daily questions.

As we continue our 5 Daily Questions Series, you will hear more valuable questions from other Real Estate Investors and some of my own students.

Show Notes
In This Show, We Cover:

* For our postcards and yellow letters that are going out, what name should we use on them? Should it be my name (although I won't likely be speaking with them myself), Sheila's name, or a different name?
* I want to do a cash buyer direct mail campaign as well. We've had the Find Cash Buyers now software for years, so we can pull a cash buyer list. But I wanted to find out if you have a campaign series similarly to what you have for motivated sellers.
* We have a house in Little Rock under contract for $9k.  The seller says it rents around $600/mo.  We heard you will take these down if they pay themselves back within a year.  We'd like to just churn the cash but having trouble with BPO.
* When a seller's bottom dollar is what they think it's worth, do you politely ask them to call you back if circumstances change?
* I really need some advice. I have a contract on a commercial lot (3.88 acres) for 460K. The value of the land according to commercial agents and an appraiser (light appraisal) is 750K. The land is on the corner of two major highways and next to it is a new drugstore where the land with the improvements sold for 2.9 million. I am trying to wholetail the deal but I am having trouble finding a buyer.
