Ep. 111 - Using Other Peoples Money, with Edna Keep

November 13, 2017

Key Takeaways:

- The benefits of real estate investing and why it beats out mutual funds.

- How to get a vendor take back and why you should always ask.

- The value is not what you pay for the property...Just get the deal done.

- Get the building under contract, you can still negotiate until you remove conditions.

- Joint venture with someone who knows what they're doing to take the fear away.

- It's better to own 25% of four buildings than 100% of one.

- Show investors how they get a return of capital first, before a return on capital.

- How to show people why they want to invest in real estate.

- Concentrating on the crap reduces your growth.  Growth and skill gets you to where you want to be.

Making money is a love of mine. To make it, I focus primarily on real estate investments focussing on multi-family residences and joint venture partnerships.

I am a co-founder of 3D Real Estate, Profit in the Prairie Real Estate Investor Group and Multiple Ways to Wealth, a training, education and membership organization for real estate investors.

My real estate portfolio

Over the last nine years, I have built my own real estate portfolio to over 437 doors with a value of $47 million. All except the first two properties were bought with the help of other people’s money (joint venture partners).

My husband Warren and I own 14 doors personally and the rest with joint venture partners. Most of these partners are passive investors looking for a great rate of return without being actively involved in generating it.

Training others

Now, I am a real estate investment coach. I teach others investing in real estate how to do it so they receive passive income, allowing them to live the life they want and retire when they want.

Multiple Ways to Wealth is a training, education and membership organization for real estate investors that I have developed. It is based on my experience, knowledge and education.

My journey

What I have achieved in my life I proudly earned. Investing in my own personal development is what got me to where I am today. When I was 16, I had a child and dropped out of high school. I later completed my high school education and worked a series of waitressing and secretarial jobs as a single mother.

But I dedicated myself to learning and doing what I needed to do to improve my life. I have bought and read thousands of books on attitude, goal setting, and living with passion. I have attended numerous seminars and listened to countless audio programs.

I also learned as much as I could about business. My series of jobs included time working in the financial planning industry. My work with clients and more training taught me about real estate and the power of leveraging.

That is when I dove into real estate investing, growing my portfolio and earning awards. My experience taught me how to structure my business and, later, my training of others.

Warren and I have traveled throughout Canada, the United States and other parts of the world to attend seminars put on by some of the best speakers and entrepreneurs. I have done all this with one simple goal in mind — to get better.

My Vision

Now, I want others to achieve what I have for my life.

My vision is to empower people by educating them on financial options.

I provide training, coaching and educational resources to busy, hard-working people looking to seize opportunities through real estate and build their own wealth.
